Tips for selling your home over the holidays

While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages. There are fewer homes on the market which means less competition and the buyers that are looking tend to be more serious shoppers. Here are some tips to make your home stand out during the holiday season.

Hire the right real estate sales representative.
Ask your Realtor if they have plans to go away over the holidays and whether or not they will continue working. Ask your friends and family if they can recommend a listing agent who will go above and beyond to get your home sold. This will ease your stress and give you more time to enjoy the season.

Deck the halls, but keep it simple!
Homes look great decorated for the holidays, but sellers should be careful not to overdo it on the decor. Too many decorations may distract buyers from the great features of your home. Go for understated elegance and a few simple decorations.

Price it to sell
Your Realtor can help you to determine a fair asking price based on a current market analysis. This is not the season to over price your home

Make a great first impression
In the winter maintaining the exterior of your home becomes even more important. Touch up the paint, clean the gutters and spruce up the yard. Add a bit of colour with a bright wreath on your door and some evergreen planters. Remember to keep buyers’ safety in mind as well by making sure stairs, walkways and driveways are free of snow & ice.

Most buyers today start their home search on the internet from the comfort of their homes, especially during the cold winter season. Talk to your Realtor about having professional photos taken of your home so that you can make a great first impression online.  If you have flower gardens and nice landscaping add a summer picture of them looking their best.

Keep your home warm and cozy
Make your home feel cozy and inviting during showings by cranking up the heat and playing some soft background music. Some subtle season scents are nice as well but nothing too strong. When you encourage buyers to spend more time in your home, you also give them more time to admire its best features.
